Smart Home Upgrades that Attract Buyers in 2022

Over the past 5 years, there have been numerous advances in smart home technology that can make life easier and can make properties more attractive for buyers. Turning your home into a “smart-er” home can create an amplified impact on visitors, especially if you need to offset other upgrades that may not have taken place yet. Millennials and Gen Ys may seem like the primary demographic groups to target with newer technology, but smart technology is not an exclusively “young” generation attraction. Generation Xers and Baby Boomers look for convenience and comfort in their lives and in their residential environments.

Smart devices for home use can be generally condensed down to two general categories that can save energy, money, and time – and compete with newer, perhaps more updated properties.

Utilities and Appliances

Climate control thermostat, interior lighting kits, keypads, and smart light bulbs, sprinkler systems, pool/spa equipment, electrical outlet, ceiling fan, stove, washer and dryer, powered window shades, air purifiers, refrigerators and microwaves, digitally powered wine fridge, touchless faucets, built-in speakers with app controls, automated window treatments and blinds, etc.

For example, a new smart thermostat such as Google Nest or one of many others on the market are easy to install and use, and they certainly look much more refreshed than the old wall unit you’re currently using. In general, they pay for themselves in a short period of time with modest reductions in utility costs.

Safety and Security

Wireless key entry/smart locks, doorbells, garage door opener systems, garage door, exterior lighting, security alarm system, smoke alarm, carbon monoxide detector, or any sensor that triggers a call for emergency assistance, etc.

Exterior doors can be quite expensive to replace, and yet the front door and exterior entryway is a key marketing asset for home sales. A fresh wood stain or repaint, coupled with a shiny, new Schlage (or competitor brand) keypad lock and dead bolt system can make an old front door look new and safer.

You can find affordable smart home devices on Amazon, or in big box home improvement stores such as Lowes and Home Depot. Setting your home up with Smart Home devices can be a great marketing tool.
